Hurghada or Sahl Hasheesh for Families? Full Comparison
A practical comparison of Hurghada and Sahl Hasheesh for families, covering international schools, hospitals, beaches, everyday services, property prices and the lifestyle each location offers.
Every family property search starts the same way. Someone stands on a balcony with a cup of tea, gazes at the Red Sea, and says, "We could live here." Then someone else, usually the one who will be doing the school run, says, "Yes, but how far is the nearest school?" That second question is the one this post is about.
Hurghada and Sahl Hasheesh sit about half an hour apart, yet they are two very different ways of raising a family. One is a proper town with traffic, supermarkets and a promenade. The other is a purpose-built resort bay where the loudest thing is usually a pool-side game of Marco Polo. Neither is better. They simply reward different families, so let us walk through schools, health care, beaches, money and daily rhythm, and you can work out which one has your name on it.
The short answer, before the long one
If your children are of school age and you want everything within a ten-minute drive, Hurghada is the sensible home base. If your children are small, you work remotely, or you are buying a holiday home that becomes a family base in school holidays, Sahl Hasheesh is hard to beat. And if you cannot decide, rent in one for a season before you buy in the other. Plenty of families do exactly that, and nobody has ever regretted a trial run.
The gap that matters is distance. Bookaway puts Sahl Hasheesh about 24 km from Hurghada, with private transfers taking 20 to 45 minutes depending on operator and traffic. Egyptra gives a similar picture, around 26 km by road and roughly 35 minutes by car. Sahl Hasheesh is also about 18 km south of the airport according to the Expat.com Hurghada guide, and a Property Finder listing for a Cala apartment describes it as just 20 minutes from Hurghada International Airport. In plain English: a quick hop to your flight, a longer one to town.
Schools: this is where the two parts company
Let us be direct. We could not find a school inside Sahl Hasheesh itself, and none of the sources below names one. Schools cluster in and around Hurghada proper and further north.
The Expat.com guide lists El Gouna International School (British curriculum with IGCSEs and A-Levels, about 25 km north of central Hurghada and the priciest of the bunch), Deutsche Schule Hurghada (German curriculum, bilingual German and Arabic, with English as a third language), New Sunrise International School (British curriculum, running since 2007), Continental School of Hurghada (British curriculum through A-Levels) and MES International School. Expat Exchange adds the British School of Hurghada and the Rajac American School to the list. Fees are not given school by school, but Expat.com says annual tuition generally runs from USD 3,000 to USD 8,000 depending on school and grade. That page is undated, so call the schools for current prices and places before you plan anything.
Now the part nobody puts in the brochure: the school run. Sahl Hasheesh to central Hurghada is roughly 24 to 26 km. El Gouna International School sits around 25 km on the other side. On our own rough arithmetic that is close to 50 km each way if you live in Sahl Hasheesh and your child attends school in El Gouna, which is a lot of podcasts. Ask any school you shortlist whether it runs a bus to Sahl Hasheesh and what time the first pick-up is. A bus that leaves at 6:15 a.m. changes the character of a family.
Budget-wise, two children at USD 3,000 to USD 8,000 each comes to USD 6,000 to USD 16,000 a year, which is our sum, not a quote. The Expat.com family budget puts school fees for two children at USD 500 to USD 1,200 a month in annualised terms, which sits neatly in that range.
Health care: close enough, but know your map
Families worry about hospitals more than they admit. The German Embassy's regional medical service for North Africa and the Middle East published a list of Hurghada medical facilities, dated October 2023. It names Alfa Hospital, AMC Hospital, El Salam Hospital, El Gouna Hospital and Thebes Hospital, the last with an address on the Sahl Hasheesh Road. El Gouna Hospital is the one listed with a decompression chamber, which matters if anyone in the family dives. The same list does not mention paediatric care for any hospital, so do not assume. Ask which hospital has a children's doctor on call, and save the number before you need it.
So Sahl Hasheesh is not a medical desert, but your emergency plan involves a car. Hurghada, with its cluster of private hospitals, simply has more of them nearby. Private family health cover is quoted by Expat.com at USD 80 to USD 150 a month, which is a figure to hold up against any policy you are offered.
Beaches and daily life: pick your pace
Here Sahl Hasheesh pulls ahead for small children. Egyptra describes an upscale resort bay with a long sandy beach, a waterfront promenade and reefs good for snorkelling. A Property Finder listing for a unit in Sahl Hasheesh Resort lists a children's pool, a clubhouse, free beach access and six swimming pools among the resort facilities. Toddlers love a children's pool. Parents love that the toddler is in it.
Hurghada is a different animal. The Expat.com guide describes El Mamsha as a central pedestrian promenade lined with restaurants and shops, and El Kawther as the most European-feeling district of the city. Hurghada has roughly 250,000 residents and an expat community estimated at 20,000 to 30,000. That means pharmacies, supermarkets, football pitches, birthday-party venues and other children who speak your child's language. It also means traffic, noise and the occasional honking opinion at 7 a.m.
If you want something between the two, our guide to Sahl Hasheesh neighbourhoods compares Old Town, Bay Village and Jamaran, and the Makadi Bay family guide covers the quieter stretch just south. We will not repeat that here.
What it costs to buy
Realting.com, in a guide to buying in Egypt dated 15 June 2026, gives a useful side-by-side. In Hurghada, two-bedroom apartments are more often priced at USD 500 to USD 1,200 per square metre, with the Arabia area quoted at USD 1,080 to USD 2,980 per square metre and El Ahyaa at USD 345 to USD 1,385. In Sahl Hasheesh the same guide gives an average of USD 1,700 to USD 2,200 per square metre, and USD 120,000 to USD 160,000 for a two-bedroom of 90 to 120 square metres. Realting itself warns that the Sahl Hasheesh unit-price ranges imply a wide spread of roughly USD 1,000 to USD 2,000 per square metre, so judge the exact unit, not the average.
For a concrete example, a two-bedroom, 115 square metre apartment in Cala, Sahl Hasheesh was listed on Property Finder at EGP 8,900,000, which is EGP 77,391 per square metre. At the rates we have been using in this series (1 GBP = 71.74 EGP), that is about GBP 124,000, or roughly GBP 1,080 per square metre. The listing has since been marked as no longer available, so treat it as a snapshot, not an offer. It also mentions payment plans of 0% down over six years or 10% down over seven, with a children's pool and clubhouse in the compound.

The Expat.com family budget for Hurghada lands at USD 1,820 to USD 3,120 a month for a family of four, built from three-bedroom rent (USD 600 to USD 900), utilities, groceries, school fees, health insurance and transport. Those are Hurghada-wide numbers, not Sahl Hasheesh ones, and Sahl Hasheesh service charges and prices run higher than the town. Our sensible reading is this: if the monthly figure matters, the extra cost of Sahl Hasheesh comes mainly from the purchase price and compound fees, not the groceries.
On the investment side, Realting estimates gross yields in Hurghada at 5.86% to 8.08%, around 7.29% on average. Our own platform average of 12.4% net yield is the upper end of the range, as we explained in the post about whether that number is real, and a family that lives in the home for most of the year will not chase it anyway. The family question is not "what does it earn?" but "do we like Tuesdays here?"
Which family are you?
The school-age family that lives here full time. Start in Hurghada, near the school you choose. Buy or rent where the bus can reach you, and revisit Sahl Hasheesh once the routine is stable.
The family with under-fives or a remote-working parent. Sahl Hasheesh is lovely. The beach is a short stroll, pools are on site, and nobody needs to be at a desk by 8:30. Just keep the paediatrician's number and the drive time to the hospital handy.
The holiday-home family. Sahl Hasheesh tends to suit people who visit in school holidays and rent the place out the rest of the year. If that is you, browse our holiday rentals to see how comparable units are positioned, and read the post on holiday rentals versus long lets before you decide.
The undecided family. Rent in Hurghada for a term, rent in Sahl Hasheesh for the next, and let the children vote. They will have views, and they will be loud.
Six questions to ask before you commit
First, which school will the children actually attend, and does it run a bus to your door? Second, how long does the drive to the nearest hospital really take at rush hour, and which doctor handles children? Third, what does the service charge cover: pools, security, beach access, gardens? Fourth, is the property fully finished or will you be buying curtains until Christmas? Fifth, what happens in July, when the sun puts in an enthusiastic performance? Sixth, how will you pay and who checks the paperwork, which is why we wrote the buyer checklist on avoiding property scams.
Take that list with you on your first viewing trip and you will already be ahead of most buyers.
