Off-Plan Property in Egypt: How 10% Down and 7-Year Instalments Work

Learn how off-plan property in Egypt works with 10% down and payment plans of up to 7 years. See a worked example in GBP, EUR and USD, understand handover risks, and use a practical checklist to vet developers before you buy.

Off-Plan in Egypt Explained: 10% Down, 7 Years to Pay

Imagine buying a flat on the Red Sea for roughly the price of a decent second-hand car, then paying off the rest over seven years while the building goes up. It sounds like the sort of offer that arrives with a sticky note saying "too good to be true". It isn't, quite. But it does come with small print, and we're going to read it out loud so you don't have to.

What "off-plan" actually means

You buy a home before it exists. You sign a contract, pay a deposit, and the developer builds while you pay in instalments. Handover comes a few years later, and you walk into a finished flat (or a very expensive building site, which we'll get to). The appeal is simple: a small cheque today, a long runway to pay, and a price fixed in a currency that has a habit of wobbling.

What payment plans really look likepayment plans

Developers in Egypt compete hard on terms. A recent sweep of live offers on Nawy shows that most plans ask for a down payment of about 5% to 10% with 5 to 10 years to pay, although the full range runs from 0% down to 30% down and from 2 to 15 years. A few real examples from that page: Tatweer Misr's Fouka Bay asks 5% down over 7 years, while EGYGAB's The Median Residences asks 10% down over 10 years. Offers are time-limited, so treat any figure you read (including ours) as a snapshot, not a quote.

A worked example: the 10% down, 7-year plan

Let's take a flat priced at EGP 4,000,000, with 10% down and the rest in equal monthly instalments over seven years. Converted at roughly the rates reported by Ahram Online in September 2026 (about EGP 51.3 to the dollar, 59.7 to the euro and 69.5 to the pound):

That's the headline plan: about £5,750 to get the keys to the contract, then roughly £617 a month. Ask every developer two extra questions the brochure skips: is there a separate maintenance deposit or club fee at handover, and are there any annual instalments on top of the monthly ones? Plenty of plans bundle those in.

The dollar-hedge angle (and its flip side)

Here's the clever bit for anyone earning in pounds, euros, dollars or a Gulf currency pegged to the dollar. Your instalments are fixed in Egyptian pounds. The pound has been under pressure: Ahram Online reported it near EGP 51 to the dollar on 10 September 2026, about 6.8% weaker than its pre-conflict level of 47.99. If that drift continues, each later instalment costs you fewer pounds sterling than the one before. If the pound strengthens, the opposite happens. Either way, you know exactly how many Egyptian pounds you owe, which is more than you can say about your energy bill.

The risk everyone whispers about: handover delaysThe risk

Let's be grown-ups about this. Delays happen. Writing in Daily News Egypt in August 2026, Etqan Consultancy's Basem El-Sherbiny argued that late deliveries often come from financing structures rather than bricks and mortar: developers launching new projects faster than they fund the old ones, on low down payments and long payment periods. His line stuck with us: "Launching a new project is not a financing strategy."

The good news is that there is a safety net. Under Prime Ministerial Decision No. 2184 of 2022, as summarised in the same article, buyers get a 12-month grace period after the contractual delivery date, after which instalments are deferred. If the delay passes 24 months, subject to the decision's conditions and your contract, you can keep deferring or ask for a refund.

There is also a bigger debate. In July 2026, Daily News Egypt reported that MP Ahmed Fayed had submitted a proposal for mandatory escrow accounts on all off-plan projects, with funds released only against progress certified by independent engineers, much as in the UAE. It is a proposal, not law, so for now the protection has to come from your contract.

Your vetting checklist (print it, stick it on the fridge)

  • Check the developer's delivered projects in person or through owners who already live there. Photos on a billboard prove nothing.

  • Ask to see the title: is the land registered in the developer's name, and is the project licensed?

  • Push for instalments tied to construction milestones, not just calendar dates.

  • Get the delivery date, the late-delivery clause and the refund terms in writing, with the lawyer of your choice reading them first.

  • Compare the plan with the finished-flat price nearby. A tempting discount on a "launch" price sometimes just reflects a long wait.

  • Ask what happens to your instalments if you want to resell before handover.
