Sahl Hasheesh Old Town vs. Bay Village vs. Jamaran: Pick Your Neighbourhood
Here is a small confession from everyone who has ever searched for a flat in Sahl Hasheesh: you open twelve tabs, every listing says "sea view", and by tab nine you have forgotten which compound had the pool shaped like a kidney bean.
Sahl Hasheesh is not one place. It is a long, curving bay with several quite different personalities, and picking the right one matters far more than picking the right sofa. So let's do what the brochures never do and compare the three names you will keep tripping over: Old Town, Bay Village and Jamaran. (Spoiler: one of them lives inside another. We will get to that.)
The quick answer, for people with a flight to catch
Old Town: you want a lively promenade, cafés, shops and a flat you can reach on foot from dinner. Best for holiday rentals and people who hate driving.
Bay Village: you want the Old Town buzz but with apartment-sized budgets and a pool on your doorstep. Best for first-time buyers and lock-up-and-leave owners.
Jamaran: you want a villa, space, quiet and a proper garden. Best for families, retirees and anyone who thinks "buzz" is a noise bees make.
First, the lay of the land
Sahl Hasheesh sits about 18 to 20 km south of Hurghada International Airport, which in practice is a 10 to 15 minute drive with no roundabout drama. The place was built by the Egyptian Resorts Company (ERC), who bought the land from the Tourism Development Authority in 1995 and broke ground in 1998. According to a profile in Egyptian Streets, the resort is roughly the size of El Gouna and boasts a 12.5 km stretch of beach, described as the longest along the Red Sea. That is a lot of sand to share, which is exactly why where you land on it makes such a difference.
Think of the bay as a necklace. The hotels sit along the resort strip (more than 3,000 rooms, including the Oberoi, according to Nawy's area guide). The marina can host up to 330 yachts. Old Town sits at the heart of it, and the residential pockets are threaded in between. If you want the full picture of what is on sale right now, our Sahl Hasheesh listings page is the place to start.
Old Town: the one with a pulse
Old Town is where Sahl Hasheesh began to feel like a town rather than a collection of very nice hotels. Development here started in the early 2000s, and the architecture is a blend of older-style, Mediterranean-ish buildings with modern facilities, according to Nawy. The centrepiece is the Corniche: walking lanes, shops, places to eat and benches for the single most important Red Sea activity, sitting down.
Jet2holidays describes it as having "elegant architecture, palm-lined promenades, breezy cafés", lively in the evenings when it cools down and the outdoor tables fill up. Opening hours are typically 10:00 to 23:00, and you will find boutique shops, craft stalls, family-run cafés and weekly events such as live music. The Sunken City snorkelling spot is only about 800 metres away.
The upside: it is walkable. You can pop out for bread, a coffee or a koshari and be back before your tea goes cold. For anyone planning to rent the place out, holiday rentals near a promenade tend to be easier to market, because guests can see the whole holiday from the balcony.
The catch: a lively street is, by definition, a street. If you sleep like a startled cat, ask which way the bedroom faces and what time the weekly event wraps up. Also, prices near the Corniche tend to carry a premium for the address. Which brings us neatly to...
Bay Village: the sibling who lives inside Old Town
Here is the bit that confuses every first-time browser: Bay Village is not a rival to Old Town. It is a project within the Old Town district, developed by ERC through its subsidiary Sahl Hasheesh for Touristic Investment. According to Invest-Gate's report of the September 2018 launch, it covers 11,000 square metres and comprises 185 residential units across nine buildings, overlooking two pools, with its own restaurant and retail area. ERC then estimated expected sales of EGP 390 million against EGP 200 million of total investment and expenses, with completion originally scheduled for 2023.
Translation for humans: it is a compact, apartment-style community, not a sprawling villa estate. You get shared pools, a shorter walk to the buzz, and a service charge you will want to read before you sign anything. Because the original timetable pointed to 2023, you should ask each seller for the actual handover record of the exact building you are looking at. Our Sahl Hasheesh apartments are a handy shortcut for comparing what has come to market.
A price snapshot, with a health warning. One Bay Village listing we looked at, a two-bedroom, two-bathroom flat of 125 m², was advertised at EGP 76,000 per m² on Property Finder, which implies roughly EGP 9.5 million in total. At our 7 October 2026 rates (EGP 1 = £0.0144 / €0.0170 / $0.0191) that is about £1,094 per m² and £136,800 in total. The listing is marked as no longer available, so treat it as one data point, not a price list. The honest way to compare is to ask for the price per m² on net internal area, every time, and write the numbers down.
The upside: the Old Town lifestyle at a flat-sized ticket, plus pools and a managed community. The catch: shared facilities mean shared rules, and with 185 units on a small plot you will have neighbours. Lovely ones, probably. But neighbours.
Jamaran: the one that exhales
Walk from Old Town to Jamaran and the pace drops by about forty beats per minute. Jamaran is a villa community of 181 seaside homes on 75 acres, with the site rising from the water's edge to about 18 metres above sea level, so plenty of plots catch views over the bay. The landscape architects, Sites International, describe parks with water features, sports facilities, food outlets, playgrounds and a clubhouse, plus a 1.3 km beachfront walkway. The planting is mostly Mediterranean and Red Sea species that need little to no irrigation or pesticides, which is rather clever in a desert and means your garden should not demand a second mortgage in water bills.
This is the neighbourhood for people who want a front door and a garden gate, not a lift and a corridor. If your idea of a perfect morning involves a coffee on your own terrace and zero small talk with the lift, villas in Sahl Hasheesh are what you are after.
The upside: space, privacy, a family-friendly layout and sea views. The catch: you will drive to Old Town for dinner (it is close, but it is not "slippers on" close), villas cost more per unit than flats, and running a house takes more effort than locking a flat. Budget for gardeners, pool care if you have one, and a trusted caretaker if you are away for months.
The other names you will meet
Old Town, Bay Village and Jamaran are the headline acts, but the bay is also home to a growing list of newer compounds. Nawy lists, among others, Cala Sahl Hasheesh by Capital Link Developments, IL Bayou by The Land Developers (master-planned by L35 Madrid across five zones), Veranda Sahl Hasheesh by Inertia Egypt (130,000 m²) and Alcamar Sahl Hasheesh by Core Developments. Many of these are sold as off-plan, so if that is your route, read our guide to off-plan developments in Sahl Hasheesh and the payment-plan basics before you fall in love with a render.

Match the neighbourhood to the buyer
The European expat or digital nomad. You want reliable internet, a cafe nearby and a landlord-free life. Old Town or Bay Village wins: you can work in the morning, walk the Corniche at sunset and never need to find a parking space. Check the internet provider in your exact building before you sign, not after.
The GCC investor. You are thinking about yield, resale and liquidity. Bay Village gives the lowest entry ticket in the Old Town orbit, which usually means a wider pool of buyers and renters later. Jamaran gives you a scarcer product (181 homes, and that is it) which can be attractive for a long hold. Our yield reality check shows how to run the numbers on either, and we would nudge you to be sceptical of anyone quoting a single magic percentage.
The retiree. Think about the next twenty years, not the next twenty days. A villa is lovely until the day the garden feels like a second job. Many retirees do best in a lift-served or ground-floor Old Town or Bay Village flat, with a short stroll to a pharmacy and a decent coffee. Others adore the private terrace of a Jamaran villa and hire a caretaker. Both are valid. Visit in January and in August, because Sahl Hasheesh behaves differently in each.
The family with a small tornado. Jamaran's parks, playgrounds and clubhouse suit you; Old Town's open plazas and relaxed cafés are also described as family-friendly. If your tornado is under seven, pick somewhere with a pool that you can see from the kitchen.
Seven things to check before you fall in love
Price per m² on net internal area. Not the gross figure with balconies and half the stairwell included.
Handover record. Particularly for Bay Village, where the original plan pointed to 2023. Ask for the date the specific building was handed over.
Service charges. What they are, what they cover and when they last went up.
Title and registration. The Real Estate Registry's guidance is clear that property is not legally yours until it is registered. Our step-by-step buying walkthrough explains the order of play.
Noise at your hour. Visit at 9 pm on a Friday and at 7 am on a weekday. It costs nothing and tells you everything.
Rental rules. If you plan to let, ask whether the compound allows short lets and what licence applies. Our piece on holiday rental versus long-term let goes into the detail.
Walk to the sea. Time it yourself. "Close to the beach" is the most elastic phrase in real estate.
So, which one?
If you want to be where the evenings happen, choose Old Town. If you want the same address with a friendlier ticket and a pool, choose Bay Village. If you want a gate, a garden and a sky full of stars you can actually see, choose Jamaran. And if you can't decide, do what the locals do: rent for a week in each and see where you sleep best.
